India dominates the City Momentum Index, Hyderabad tops the list

The Jones Lang LaSalle (JLL) survey recently announced Hyderabad, Bengaluru, Pune and Kolkata among the top five cities in their short-term Momentum Ranking annual global survey. Delhi, Mumbai and Chennai also earned a spot in the Global Top 30 index.

The global report of the City Momentum Index (CMI) 2018 was dominated by various Indian cities. The report ranked Hyderabad as first. The other cities in the Top 10 list were Bengaluru (2^nd), Pune (4^th), Kolkata (5^th) and Delhi (8^th). Mumbai (14^th) and Chennai (20^th) were two more cities that added to India’s outstanding performance.

Short-term momentum rankings recognize real estate markets and urban economies which are undergoing rapid changes. The rankings also take into consideration their performances on various other parameters.

Human resource, connectivity, real estate investments, corporate activities, economic output, property prices, construction and retail sales are the key factors that the report undertakes. Modi Builders reviewed how a metro line can affect the prices of Real Estate

The Bengaluru real estate sector has geared up for a much-awaited boost as the government has shown a green flag to the launch of Metro Green Line linking the East-West and North-South corridors, covering 42.3km. “This implementation could be advantageous for the real estate sector,” says an expert from Modi Builders.

With this launch, properties in the vicinity of metro routes will become high in demand and it is expected that the state government is working on an increased Floor Area ration (FAR) policy for commercial and residential buildings within 200 meters of metro stations. The government is also planning to lift up guidance value rates along metro routes, probably in November, as part of its yearly exercise.  

"Real estate prices zoomed 150% in areas closer to Metro stations over the past five years but the guidance value has gone up by just 20%-30%. Now we expect prices to go up by a further 10%20% in the next quarter and we assume it needs some value correction," said a senior official of the state revenue department.
